Early Bird reservations are offered on select developments where demand is high. It enables our customers to reserve one of our plots further into the development where we are unable to give a completion date.
Early Bird gives our customers peace of mind that they can secure their new home before it is released. Our Early Bird reservations require a £1,000 reservation fee which gives us your commitment that you would like to buy when it is released.
Our commitment to you:
We will give you an indicative price, which we will confirm when your new home is released.
We will refund you the reservation fee if you aren’t able to sell your house or your financial circumstances have changed.
We won’t be able to refund all of your reservation fee if you have simply changed your mind. Administration costs will be deducted from your fee, the cost of which we will document for you.
The process
Visit one of our developments or call us to be financially qualified. Once you have been qualified, pay your £1,000 reservation fee. Once received we will hold the home for you.
The nitty gritty: If you are unable to proceed at the time we release your home for a full reservation we reserve the right to transfer you to another suitable plot. If we are unable to find another suitable home for you we will return your reservation fee in full.
Reserving with Early Bird means that you don’t need to start the legal process just yet. Once we notify you that we can proceed, the legal process will commence and we will expect you to exchange within six weeks. Your completion date will be confirmed to you at this time. If more than a month away or two away we will give you an indicative season.
Please note, we will only start the legal process within a 6 month period from mortgage offer to completion of your new home.
