The Buying Process

Number 1

Selecting your home

Once you have chosen your home, we ask that you get financially qualified by our independent Financial Advisor to determine your ability to purchase.

Number 2

Choosing a solicitor
and a mortgage

Choosing the right solicitor is key, which is why we have a recommended list of tried and tested solicitors for you to choose from to make the process run smoothly. If you decide to choose your own solicitor, make sure you choose one that specialises in conveyancing (preparing property transfer documents). We will need details of your confirmed solicitor at the point of reservation.

Choosing the right mortgage can be difficult. Our recommended Financial Advisor can help you through this process. Please note there is a charge for this.

Once the reservation agreement is signed it means that, subject to contract, the house is all yours at the price arranged.

Once you have confirmed your mortgage provider they will need to carry out a survey of your home for valuation purposes. There will be a fee associated with this.

Please note that if the exchange doesn’t happen within the agreed date we are within our rights to put your home back on the market.

Number 3

Exchanging Contracts

Approximately 4-6 weeks after reserving your new home your solicitor should have had answers to all enquiries pertaining to the sale and you should have received your offer (if required) from your mortgage provider. At this point your solicitor will ask you to pay the balance of your deposit.

Visiting Your new home

We do this so you can identify any issues well in advance of legal completion so we are confident your home will be perfect once you receive the keys.

You will be asked to sign a handover certificate that documents all of this

Number 5

Moving In
to your new home

Your Sales Advisor will arrange a second visit to your new home so you can walk through and do a final check before legal completion. We will do our very best to get any minor problems fixed before you legally complete and occupy your home.

On the day of completion our Sales Advisor will formally hand your house over to you, give you instructions on the appliances and technology, hand over your keys, give you a new home pack, read your meters and make sure you are happy with every aspect of your new home.
