Buying a property is one of the biggest financial commitments you ever make. It may seem impossible to save enough for a deposit and be ready to buy a property, but there are things you can do to give yourself the best chance. Here are some top tips to help you get your foot on the property ladder.

  1. Start saving: Saving a deposit to put down on a property is hard in the current economic climate so the earlier you start the better. Before you even begin looking at properties you want to buy, start saving. If you’re a first-time buyer try to make the most of government backed saving schemes like the Help to Buy or Lifetime ISAs which give you a top up on your savings. Treat saving like paying a bill and put away a set amount every month and the amount will soon add up.

  2. Prep your credit record: Your credit record is something you’ll want to check well in advance. If you haven’t had any credit before or have a poor credit history, you may need to up your score to be in with a chance of being accepted for a mortgage. Use a free online service to check yours. Small changes like making sure you’re on the electoral register and updating your address can make a big difference.

  3. Check how much you could borrow: Before you start looking at properties use a mortgage calculator to find out how much you could borrow. This will help you to narrow down your property search to homes you’re likely to be able to afford. The amount you’ll be able to borrow depends on lots of factors linke your income, whether you are buying on your own or with someone else and your credit rating.

  4. Look around at mortgages: Make sure you shop around for your mortgage, don’t just go directly to your bank or building society as your unlikely to get the best rate. There are different types of mortgages so compare deals and consider talking to a broker or a mortgage advisor about the best option for you.

  5. Work out the overall price: It’s not just mortgage costs that you’ve got to pay. You’ll need to budget for solicitor’s fees, surveys, insurance, mortgage broker charges and any other extras you may need to pay for.  You need to make sure you have enough saved for all of this as well as your deposit.

The Bridge, Haworth: Show Home Launch

We were getting very excited about launching our latest Show Home at The Bridge in Haworth later this month and are upset to announce that we are having to delay this until January (date to be announced in December). Unfortunately the works to the archway in the listed building are taking longer than we expected, and since this forms the entrance to our development we can’t safely bring in the levels of traffic a new development would bring.

Have your heart set on reserving your new home this year. Fear not, we will be launching off plan reservations this week and appointments can be made for a sneak peek in advance of the official launch. So if you have your eye on a particular home in the first phase you’ll be able to secure it and move in for January/February (please speak to our Sales Advisor for specific build dates). Those of you reserving off plan before we open in January will benefit from the pick of the plots but we’ll also be including additional AEG appliances to your home on reservation.

The first phase will see the launch of a selection of two and three bedroom homes, including the unique Lofthouse and Highbridge homes that benefit from double height ceilings to the living area.

We pride ourself on our customer service and so we were delighted to receive this feedback, without even asking we might add!

I have, however, never previously met with the level of courtesy, understanding and efficiency that I have received from your office.

Your Customer Services Manager is, without doubt, an outstanding member of your team but the efficiency and polite manner does not stop there. When it has been necessary for a workman to rectify some minor issue, he has always been prompt, polite and effective in dealing with the matter.

Tips on buying your Christmas Tree

Spreading CheerIt’s the 1st December, it’s almost Christmas!

We thought, since a lot of our customers will be thinking about buying a tree right about now, a blog post featuring tips on what to look for might come in handy!

Yorkshire Life gives a great list of places to buy your tree here but what should you look for? What tree is the best for you?

We’ve trawled the internet and come up with a few tips:

Wanting to put your tree up now? Then look for a Nordman Fir – they will cost you a little more, but the needles won’t drop.

Putting your tree up a week before Christmas? Then you’ll be ok with a Norway spruce. They should last about 12 days.

When picking a tree, pick it up and drop it on its stump to see how many needles drop. If more than a few drop, it’s not been freshly cut.

Don’t have the time to go out and get a tree yourself? You can order one from the Forestry Commission here. Unfortunately though, they only offer spruce trees for online sales.

Find a good tree stand that can hold some water and make sure you top it up daily.

Stand the tree in the coolest part of the room, away from radiators and fires.

Prefer to go fake? The Telegraph features some of the best here.

Finally, decorating your Christmas tree can be daunting, but our favourite from House Beautiful’s Christmas Tree Picks is the simplest. It’s called Spreading Cheer and is our featured image above. You’ll just need to make sure you find the right tree!

I was at Elsey Croft, Skipton yesterday looking through The Hughes, Plot 64, ensuring its progress for its future homeowner! I was delighted to see how the space worked in this house. Admittedly I get quite excited about many of our homes, but I feel this one is something new for us.

Walk in and your first impression is that of a very large kitchen area, with a beautiful island with space for your hob and to prep all your meals too. Further along from that is the garden room which has so many windows in it you could almost call it an orangery!

This home has been designed with the family at the heart of it. As a family business and knowing how we spend our time, we wanted to design a home where meal times, where the family all sit together for a daily catch up, were made the main event. The house also lends itself to al fresco dining in the summer without having to move all your food outside. Open up the velux’s, open up the patio doors and turn on the bbq. Bring the outdoors indoors without having to worry about what the weather might do.

On the first floor there are two great sized doubles, both with space for wardrobes, and a house bathroom. There’s also a en-suite room on this floor too.

‘We wanted to release a video so you could get to know us a little bit better. It’s only a few minutes long but we hope it tells our story and lets you know what matters to us.

St Stephen’s school in Skipton receives our first grant

We received many applications from wonderful causes across the Skipton area for our Community Grants scheme – it was very hard to choose…. but we had to make a decision.

For the month of October we chose to support St Stephens School because we strongly believe in furthering education in the area. Our children after all are our future. St Stephens is a school that needs local donations in order to survive and we wanted to help. The grant will be used to buy books to aid in the teaching of phonics. Phonics is an important teaching method; it helps children recognise the sounds of letters in order for them to understand how words are spelled.
